Lisbon or Cascais: which one to choose?
Lisbon offers city life, market depth and the best liquidity at resale. Cascais and Estoril offer the ocean, golf courses, international schools and a residential setting highly valued by expats, thirty minutes from the centre by train. The budget per square metre is high in both cases; the choice mainly depends on the lifestyle you are looking for: city or coast.
Is Lisbon suitable for a rental investment?
Yes, but the strategy is decisive. Year-round or mid-term rental remains the most stable model, supported by structurally very strong demand (students, young professionals, expats). Short-term rental is now tightly regulated by the municipal regulation (RMAL): the issuance of new Alojamento Local (AL) licences is frozen in districts exceeding 10% of tourist concentration and strictly limited between 5% and 10%. A street-by-street check of the zoning is essential before any purchase intended for short-term rental.
Can a foreigner buy a property in Lisbon?
Yes. Buying property in Portugal is open to foreigners, residents and non-residents alike, under the same legal framework as for nationals. You will need a NIF (Portuguese tax number) in particular.
